Have your own house assessed before you even start hunting for another. You need a factual, accurate appraisal in the light of the current market. The appointment is not only about the value of your house and the fee the agent charges. Make sure you are getting an agent that will actually try to sell your property. Ask hard questions like:

  • How long will you tie me into your contract and why?
  • How many websites do you advertise on?
  • Do they offer FREE accompanied viewings?
  • How often will you contact me with updates on progress?
  • Do you have a dedicated person to check on each sales progress?

After instructing Sandra Taylor we will take external and internal photographs, erect a FOR SALE board, prepare your sales particulars and actively commence marketing your home

Instructing Solicitors

When you instruct us, that's the best time to instruct your solicitor too; he will deal with the conveyancing. Sandra Taylor can recommend a local solicitor. Sandra Taylor will help you arrange a Home Information Pack for your property.

Marketing

Once you have approved our particulars, you can start to receive prospective buyers. In general Sandra Taylor prefer to have accompanied viewings because viewers are more likely to be honest with us than they are with you! We will provide feedback to you on your viewings so you know what the prospective buyers thought.

Offers

Offers are put to you promptly, at first verbally and then in writing. We will negotiate between you and the applicants to achieve the strongest buyer. If you need to move by a certain date, now is the time to tell your estate agent and your solicitor. And information about fixtures and fittings, which will probably be negotiated separately, should be passed to them too.

Conveyancing

With all the parties agreeing, the memoranda of sales are sent to the solicitors and to the vendor and purchaser. The seller's solicitors will send a draft contract to the buyer's.

Revised Contract

When all the enquiries have been answered, and the local authority search has been received, the contract can be formally approved.


Exchange of Contracts
When a mortgage offer has been received, and a deposit placed with your buyer's solicitor, you are ready to exchange contracts.


Completion
The period of time between exchanging contracts and actually moving house (completion) is normally anything from zero to 28 days. It depends on the seller, and the buyer and any other parties in the chain.
